Cool, comfy, glorious beach view/access

Overall

If staying cool to your group at the beach is important to you this is the house you need! My family of 15 spent last week and the AC had no problem keeping down and upstairs at 70-72 and a cozy 68 down and up at night. Comfy beds.Great kitchen and fabulous views and access to beach. House needs minor things like a coat of paint on exterior of exterior doors. Complete TV channels. Nice porches. Dunes efficient and responsive.
